John S. Baudhuin , R.L.S. Principal Surveyor
John is a co-founder and principal officer with Baudhuin Incorporated. Baudhuin Incorporated has been a leader in the land surveying and civil engineering profession for the duration of John’s tenure, 32 years. John coordinates all surveys conducted by Baudhuin Incorporated, sets up and schedules field staking efforts and conducts the majority of the research and documentation necessary for developing land surveys. John has been an expert in the area of condominium development associated with large residential resorts and “land only” condominiums with the Door County tourism industry. John has vast experience as a professional witness in settling land disputes. John has been involved in surveying efforts throughout the state and has been an active member and officer for the Wisconsin Society of Land Surveyors for many years.
Representative Experience
- Horseshoe Bay Golf Course, Door County: Project surveyor. The project involved “land only” condominium creation for an excess of 200 units within the Horseshoe Bay golf community. The use of a condominium document allowed development without the need to create a major land division. The condominium ownership route provided the flexibility the development needed and allowed simple phasing methods.
- Heron Ridge Conservation Subdivision, Door County: Project surveyor. The Heron Ridge project involved development of 249 acres of pristine woodlands into 15 prime residential lots. Innovative site planning was required to position large tracts of permanent preservation corridors among the lots. The lots were ultimately divided by Certified Survey Maps rather than a state plat to allow the process to move quickly and save the developer time and money.
- Evening Shadows Plat, City of Sturgeon Bay. Project surveyor. Evening Shadows included the platting and field staking efforts necessary for development of a 38 lot standard city subdivision.
- Hilltop Highland Mobile Home Park, Germantown, WI: Project surveyor. Baudhuin Incorporated has developed the necessary ALTA surveys to facilitate refinancing of the large mobile home park.
- Jefferson Street, City of Sturgeon Bay. Survey supervisor. Baudhuin Incorporated re-calculated the right-of-way plat for approximately one mile of business highway 42/57 located in the City of Sturgeon Bay. Complete re-design, field staking, and construction administration services were provided.
